IT service behemoth Tata Consultancy Companies (TCS) has renewed its lease for practically 1.5 million sq ft of office area at Chennai One IT SEZ in Thoraipakkam, committing an estimated ₹1,420 crore in leases over the following 10 years, in line with property analytics platform Propstack.
The lease, which began on November 1, 2025, covers 14.66 lakh sq ft of chargeable space throughout a number of towers in Blocks A and B of the Chennai One campus, owned by IG3 Infra Ltd. The ability includes 4 towers in Block A (Alpha) and choose flooring in Block B (Magnum), reinforcing TCS’ long-term dedication to Chennai, certainly one of its largest supply and expertise hubs.
Beneath the settlement, TCS pays a month-to-month rental of about ₹10.26 crore at a beginning fee of ₹70 per sq ft. The lease carries a tenure of 10 years and features a safety deposit of ₹94.64 crore. Leases will improve by 12 per cent each three years, as per the lease phrases.
The lease renewal is among the many bigger office transactions recorded in Chennai in latest months and underscores the continued significance of Grade-A office campuses for main know-how firms.
